Dubai Golden Visa
The Dubai Golden Visa is a long-term residency visa offered by the UAE to foreign investors, entrepreneurs, highly skilled professionals, scientists, and individuals with exceptional talents. It allows holders to live, work, and study in the UAE without restrictions. The visa is typically valid for 10 years and is renewable.

Benefits of the Golden Visa:
  • Long-term residency with the option to renew; allows unrestricted living, working, and studying in the UAE.
  • Eligibility to legally rent out property on platforms like Airbnb, open bank accounts, and apply for mortgages in Dubai.
  • Dubai follows a zero-tax policy—no income tax, gift tax, or inheritance tax on property purchases, sales, rentals, or resale of off-plan properties.
Important Notes:
  • The Golden Visa does not grant permanent residency or citizenship. Holders must comply with visa conditions and renew it before expiration.
  • The Golden Visa does not provide voting rights or other privileges reserved for UAE citizens.
  • Eligibility Criteria: Applicants can qualify for a 10-year residency visa by investing in freehold property worth AED 2 million (approximately USD 545,000). For joint purchases, each individual's share must meet the minimum threshold (e.g., two people investing AED 4 million must each hold at least AED 2 million).
Reminder: Properties purchased through full mortgage financing are not eligible for the visa.

是阿聯酋提供給外國投資者、企業家、高技能專業人員、科學家、以及具有傑出才能的個人的一種長期居留簽證。 它允許持有者在阿聯酋無限制地生活、工作和學習，通常有效期限為10年，可選擇續簽。

黃金簽證的優勢：
  • 長期居留權，可選擇續簽、 在阿聯酋無限制地生活、工作和學習。
  • 可申請合法Airbnb實施租賃、在杜拜開設銀行帳戶和辦理房貸。
  • 杜拜採取零稅政策，個人購屋、賣房、出租、預售屋轉售，免繳所得稅、贈與稅、遺產稅等。
重要提醒：
  • 黃金簽證不等同於永久居留權或公民身份，持有人需遵守簽證條款並在簽證到期前辦理續簽手續。
  • 黃金簽證不提供投票權或其他僅限公民的權利。
  • 黃金簽證門檻：投資200萬迪拉姆（約54.5萬美元）的自由持有（Freehold）房產即可申請10年居留簽證，聯名購房需個人份額達標（例：兩人合資400萬迪拉姆，每人需持有至少200萬）。
提醒：需避開「全額抵押貸款」房產，因無法申請簽證。
